Learn About Senior Apartments

You may have heard of senior apartments, but likely have questions about what they entail, the benefits that are provided, requirements that must be met and the cost of living within a senior apartment. Fortunately, requirements for senior apartments are minimal and the cost of living is often less than you would find within a general apartment complex. The benefits of senior apartments can vary from one apartment to the next, based upon the amenities that the apartments provide. For more information about senior apartments and using a senior apartments list, review the sections that have been provided below.

What are senior apartments?

Senior apartments provide senior citizens around the United States with an independent living option that is generally at a lower cost than an apartment that is available to everyone. Due to the age requirements that are included with these senior living apartments, senior citizens can have a sense of community with their peers. A senior apartment complex is often quieter and calmer and often designed with fewer stairs and floors than a normal complex.

While benefits of senior apartments may include services such as housekeeping, dining and community activities for an additional fee, this is not always the case, and may be different from one location to the next. If these services are something that you are interested in, it is recommended that you ask the senior living apartment complex if these types of services are included in their monthly fees.

The size of apartments for seniors can vary, with different fees associated with different sizes and styles. Not only can senior apartments be actual apartment complexes, but they can also be in the form of townhomes, condos, duplexes and triplexes.

When asking, “What is a senior apartment and what does it include?” it is important to look at the amenities that may be offered within these apartments. Similar to the costs and services of these dwelling units, it is crucial that you ask the senior apartment complex directly about the amenities that they include. Amenities may include the following:

  • Furnished apartments
  • Central air or heating
  • Laundry with washer and dryers
  • Housekeeping services
  • Walk in showers with safety features

When viewing your options for senior apartments, be sure to visit the apartment complex, sometimes unannounced. Consider the following questions:

  • Are the staff and residents friendly to you?
  • Do residents use the common areas?
  • Are the grounds well kept?
  • Does the neighborhood seem safe?
  • Is there handicap access?
  • Are there 24-hour alert systems, such as smoke detectors?
  • Are there any scheduled community activities?
  • What amenities are included?

Requirements for Senior Apartments

As outlined above, the most common requirement for senior apartments includes an age restriction, typically somewhere between a minimum age of 55 and 62 years of age. It is worth noting that, in most cases, if you are married, only one spouse will need to meet the age requirement for residency.

The exception to this senior living unit rule is administered by the United States Department of Housing and Urban Development (HUD), which allows certain individuals with disabilities who are at least 19 years of age to reside within a senior dwelling unit so long as they meet all additional requirements. Additionally, HUD provides funding to some senior apartments and those that receive funding are often provided to senior citizens at a far lower cost, but require senior citizens to meet income guidelines in order to be approved for a unit.

What is the cost of Senior Apartments?

The cost of senior living apartments can vary depending upon a number of factors, including the area that you live in, the current market rate for rental housing for that area, the size and style of the apartment you are interested in, included amenities and whether or not the apartment is designed for low-income senior citizens.

There is likely more than one seniors apartment complex within your immediate area, giving you the opportunity to inquire about both the benefits of senior apartments and the cost of the units at the individual location. In general, the costs of these apartments are usually lower than obtaining a general apartment within the same area. If you are a low-income senior, it is recommended that you seek out a low-income senior apartment dwelling that is funded by HUD, as your expected costs will then be far lower.

Where to Find a Senior Apartments List

Senior apartments are sometimes in an abundance, and you may even be able to find them in local apartment listings or through the use of online searches. Local senior living apartment listings can be found in items such as rental magazines and newspapers. Additionally, you can often find a senior apartments list by contacting your local United States Administration on Aging office. Additionally, the Administration on Aging office may have listings for any low-income senior apartments that are in your area or surrounding area, as well as speak with you further about the income guidelines and requirements for the HUD seniors housing programs and the housing units it provides. As outlined above, if eligible, you would likely find a senior apartment at a much lower cost.
